Marketing

Marketing is key to successfully leasing out your home. Sail Properties provides an expert comparable market analysis for each property we manage to maximize your return on investment. We list your property on the Multiple Listing Service as well as Zillow, Redfin, Apartments.com, Facebook and many other sites. We take also professional photos to help present the property in the best light and personally answer inquiry calls.

Tenant Screening

We conduct extensive screening on all tenants including but not limited to credit report, background report, income and rental verification as well as social media accounts and online presence. Once we have a qualified applicant that meets our minimum standard of 680+ credit and 2.5x income for rent, we send over their documents to you to give your final approval.

Rent Collection

We make sure you get paid on time, every time. Using our online portal for rent collection, tenants are able to pay immediately or set up automatic payments. You no longer have to worry about rent showing up in your bank account because we take care of everything so you don't have to worry about a thing.

Maintenance

We conduct inspections upon move-in and move-out that include documentation of the property’s condition and ensure all maintenance issues are addressed in a timely manner. Our secure and convenient online portal makes reporting maintenance issues quick and easy for tenants. On bigger items, we get multiple estimates for you to choose from. If you have a preferred vendor, great! We are happy to use them for your property.

Financials

With our detailed financial reporting tools, it's never been easier to keep tabs on your investment. We take the guesswork out and provide detailed monthly reports and a final year end report for your CPA. Log into your owner portal to view statements and stay in tune with how your investment is performing.

Eviction Protection

In the unfortunate event that a tenant needs to be evicted from your rental, we will go to court on your behalf to ensure your investment is protected with no extra cost.
